I'm Finally Getting My OWN HOME!!!

Okay, I wasn't going to say anything until all the papers were signed and we had a moving date, but well something tells me that this house is the one!

So here it goes, after being married for 20 years and having to go through so many medical problems it looks like we are FINALLY getting a home of our own!

The house is in the Cannan Lake area of Patchogue. It is a corner house and the elementary school is just one block away, Scotty is looking forward to being able to skateboard in the parking lot. It has 3 bedrooms, living room, bathroom, kitchen, 1/4 basement and the garage was converted into a studio apartment, but the kitchen was removed so that it could be sold.

The owner was asking more than we can afford, but after a little hagling the owner accepted our final bid.

Scott had the construction engineer come in and inspect the house. There are a few major things that the engineer said that we should have the owner fix before we move in.

*The water heater needed to be serviced because it had some type of blockage - according to the real estate agent this has been taken care of.

*The oil tank located outside has a crumbling leg - the real estate agent said that the owner had an oil company come and that they said it wasn't the leg but the cement block that supports the leg - We had a friend who works for an oil company go and check it out, he said that it was an indoor tank and should be replaced with an actual outdoor tank because it won't last being outdoors - so now Scott has to spoke with the real estate agent about changing the oil tank, but the owner will not do it and he agreed to just having the leg fixed. I'm not happy with this but it doesn't look like I have a say in it.

*There is something up with the electrical wiring in the attic (ceiling lights) that needs to be looked at - the owner is suppose to be having an electrician coming in to fix it, but as of today this hasn't been taken care of yet.

*There is some termite damage to 1 piece of wood under the doorway, but the termites had been taken care of and the house looks to be termite free - Scott said that he really isn't worried about this and that he would most likely just put a good piece of wood on either side of the termite damaged one as support instead of having it removed and replaced.
I told Scott that I want an offical termite inspection done.

I told Scott that I want the garbage from the birds building nests in the roof vents removed from the attic before we move in. I want to make sure that there are no living things in that pile of garbage!

Other wise the house is in pretty good condition!

+We need to do something with the shower stall in the apartment, it's really gross! Scott went to price a new shower stall today and found out that we can't replace it because the outside dimensions are 30x30 and all the new shower stalls that he saw were 32x32 (then you have to add the wall for the outside dimensions), so the new models will not fit into the existing bathroom and because of the pipes we can not move the wall to make the bathroom larger.

+We also have to put the kitchen back into the apartment, I said that I wanted to do a dorm room sized refrigerator, a 2 burner hot plate, a toaster oven and that who ever rents the place can do their dishes in the bathroom sink. Scott wants to put a sink, counter and lower cabinets as well as a larger refrigerator and a microwave. So we have a bit of talking about this to do.

Either way I want to make this a legal apartment because I do not want to get into any trouble with the town and wind up having to pay fines or what have you.

Well Scott and I just signed our part of the contract and our lawyer has put in our stipulations for the repairs. We should be hearing from the owners lawyer as far as if she will accept our terms or not within a week or so and from then on we will be offically "in contract".

Needless to say that my stomach and guts are all twisted up and in knots. We are spending OVER A QUARTER OF A MILLION DOLLARS on this house! I have never been in so much debt in my life and hope that I never will have to be in this kind of debt again. I keep worrying that something will happen and we will loose the house. Scott can not understand that to me loosing your house to foreclosure, in my mind, is the absolute worst thing in the world that could happen. It is the ultimate proof that my husband and myself can not provide for our family or each other. So even though I am the one who pays the bills and knows what we can and can not afford he just keeps telling me not to worry, everything will be just fine, it's only going to cost between $500 and $1000 to put the apartment back together, and that the mortgage payment is ONLY $30 for every $5000 that you take the loan out for. On top of that there are all of our other bills which will not be changing and I can actually see the charge card balances getting larger as we speak. I honestly don't know how we will be able to afford this but I also know that I will do what ever it takes to make sure that we do not loose our home. Besides GOD is watching over us and I know that after waiting for 20 years for my one wish HE will not allow it to be taken away. I also know that renting out the studio apartment will help.

Any way I just wanted to ask everyone to please pray that we don't get bumped again for another persons offer and that somehow we can afford this house.

I hope that the pictures come out, they are the ones that the inspector took. Scott did the floor plan on the computer.
